What does the $1,995 listing fee include?

The complete listing job: a pricing strategy from live MLS data, professional photography and a floor plan, the MRED listing syndicated to Zillow, Redfin, Realtor.com and the other portals, a lockbox and ShowingTime scheduling, every offer presented with the comps next to it and negotiated by the managing broker, then contract to close: attorney review, inspection, appraisal, walkthrough and closing day. $595 is due at signing and $1,400 at closing.

What does the $595 due at signing cover?

Net Gain Realty collects $595 at signing to cover the cost of launching the listing, including professional photography and preparation of the listing documents. The $595 is non-refundable, and Net Gain Realty applies it toward its $1,995 flat listing fee, so it is not an additional charge; the remaining $1,400 is due at closing.

What happens on the listing consultation?

It is a 30-minute Zoom call. Before it, Net Gain Realty pulls the recent sales around your home. On it, the call covers those comps, the flat-fee math at your price, the timeline, and what the listing would need before photos. No agreement is signed on the call.

Do I still pay the buyer’s agent?

That is a separate line and a separate decision. Since the 2024 NAR settlement practice changes, buyer-agent compensation is not offered through the MLS; it is negotiated offer by offer, and what you offer, if anything, is your call. Traditionally it has run 2 to 3 percent. The flat fee covers the listing side only.

Is this a limited-service or MLS-entry listing?

No. An entry-only listing lowers the fee by handing part of the work back to the seller. Net Gain Realty keeps the whole listing job with the broker: pricing, photos, the MLS listing, showings, negotiation and closing coordination. The fee is a number instead of a percentage; the scope is the full listing.

What if my home is already listed with another broker?

Check your listing agreement for its term and cancellation terms first. Net Gain Realty does not interfere with an active agreement. If the listing has expired or been withdrawn, the six questions below and a call are the next step.

How much could I keep compared with a percentage listing fee?

On an example $450,000 sale, an example 2.5 percent listing-side fee is $11,250. The flat $1,995 listing fee is $9,255 less on the same sale price. Traditionally the listing side has been 2 to 3 percent; commission rates are not set by law and are negotiable. Illustrative example; excludes taxes, closing costs, attorney fees and any buyer-agent compensation you choose to offer.
