Track record

Every Net Gain Realty listing that has closed

As of October 2026, Net Gain Realty has closed 4 listings, from August 2025 through August 2026. Matthew McMahon, the designated managing broker, has held an Illinois real estate broker license since 2017. Each went under contract within 5 days and sold above list price. Seller concessions are disclosed below wherever they are recorded. Every sale with a closed MLS sheet carries its MLS number so you can check it, and each file shows how the price was set and what happened between contract and closing where it is recorded.

Past results do not predict future ones. Time to contract and sale price come from pricing, condition and the market, and every home is different.

How the price was set

  • The home sat at the top of its price range in a thin market with few comparable detached sales nearby. In the June 2026 pricing analysis, automated valuation models ranged from $1.29 million to $1.62 million.
  • The list price came from closed comparable sales, not the $1.62 million Zestimate: $1,475,000.
  • The county tax record showed 2,070 square feet above grade, and the home's prior listing had stated about 3,000 with the finished lower level. That lower level was the key question on the pricing call, because it decided which comparable homes applied and how an appraiser would read the house.

How it sold

Four offers. Under contract in 5 days (MLS market time) at $1,560,000, $85,000 over list.

Between contract and closing

  1. Attorney review. Closed by July 16.
  2. Appraisal. The appraisal was the key risk on a contract $85,000 over list. That risk was resolved, and the loan reached clear to close on August 3.
  3. Disclosure request. About two weeks before closing, the buyer side asked for the Chicago heating cost disclosure. It went straight to the seller's attorney to handle before closing.
  4. Final days. Three days before closing, the buyers noticed noise from the air conditioner during a visit. An HVAC contractor came out the next day and quoted a $2,600 coil replacement. The contractor wanted a deposit before booking the work. Instead, the sellers agreed to cover the $2,600 at closing, the attorneys handled it, and the sale closed on its scheduled date, August 31.
